Pets & Policies
What is your pet policy?
We know pets are family, and we welcome up to two furry companions in your home! We require pet registration to keep our community clean and comfortable for all. There’s a one-time move-in pet fee of $300.00 per pet and a monthly pet rent of $30.00. Some breed restrictions apply, so contact our leasing team for details.
Bonus: If you and your pup need outdoor time, enjoy our fenced-in off-leash dog park — Fetch — designed for fun and fresh air!
Your Home
Can I decorate my walls?
Absolutely! This is your home, and we want you to make it feel that way. Hang up those shelves, curtains, posters, and photos! The only catch? When you move out, we ask that your space be returned to its original condition. If you’d rather not handle that yourself, we’ll take care of it — just note that any repairs will be billed to your account.
Can I paint my walls?
Yes! Add your personal touch to your space with the colors you love! Like wall decor, your home must be returned to its original condition when you move out. Don’t want the hassle? No problem — we’ll handle it for you and bill back any necessary repairs.
Application & Leasing
What does the application and leasing process look like?
We make it simple and stress-free with an online application you can complete at your own pace. Here’s what to expect:
– Application Fee: $30.00 (non-refundable) per applicant (18+)
– Reservation Fee: $150.00 (non-refundable if you change your mind)
– Screening Process: Includes credit, income, and background checks. Be ready to upload your two most recent pay stubs, government-issued ID, and other requested documents.
– Next Steps: Once approved, secure your new home by paying your deposit and signing your lease within 72 hours.
Do you require renter’s insurance?
Yes. To ensure you’re always covered, we require all residents to have renter’s insurance with a minimum of $100,000 in renter’s legal personal liability including but not limited to property damage and injury. You’re welcome to choose your provider. In addition, you must provide us with written proof of compliance with this lease requirement any time it is requested throughout your occupancy. We’re here to make sure you’re taken care of every step of the way.
Heads up: We recommend securing additional coverage to protect your personal belongings and cover costs like hotel stays during maintenance emergencies.

How do I submit a maintenance or service request?
Quick and easy! Log into our online resident portal and submit your request with a few clicks. Our maintenance team will handle the rest. You can also reach us at the leasing office during business hours (Mon–Fri, 8 AM–5 PM).
Utilities
When/How should I set up my utilities?
Let’s get you all set up! Some utilities must be in your name before moving in, while others will be automatically billed to you. We can’t hand over the keys until everything is confirmed — take care of these in advance for a smooth move-in!

Property to add the cost to your monthly rent.
– Water & Sewer: Automatically billed back to you by a 3rd party biller, payable directly to Eagle Creek by Spark Living.

What is the average rent?
Pricing varies based on floor plan and availability — we offer 1-, 2-, and 3-bedroom homes, including rare 2-bedroom + den layouts. Our Spark Living team is ready to guide you through the options and help you find the perfect fit. Check our website or call the leasing office for the most up-to-date rates.

How do I pay rent?
We keep rent payments hassle-free with multiple options:

– Pay through the Walk In Payment System or WIPS at participating retailers, using your account number bar code that can be sent to you by the Leasing Office.
– Sign up for Flex. Split your Rent payment into 2 payments. Visit: www.GetFlex.com
– Late fee: $100.00 if not received in full by the 5th of the month.
